The Louisville, KY real estate market is still proving to be a great situation for home sellers. Buyer demand continues to increase through the end of spring with low inventory available.

Homes sold from January through May this year showed an 11.53% increase compared to January through May in 2015 with growth from 5,818 homes sold in 2015 to 6,489 homes sold in 2016. When looking individual MLS areas, Jefferson County had an increase of 9% in homes sold from January through May in 2015 compared to January through May in 2016. Oldham County’s homes sold increased 16.81%, and Bullitt County increased 17.9%. These large increases demonstrate that Louisville is still a seller’s market. There are more buyers actively searching for the perfect home than there are homes available. This high demand for quality properties can boost the average selling price of the area as well.

When comparing the month of May in 2015 to May of 2016, an overall increase of 5.02% in average selling prices can be seen. Jefferson County average selling price in May 2015 was $199,155; it rose 4.68% in May of 2016 to $208,469. Oldham County average selling prices saw an increase of 8.57%, and Bullitt County saw a 10.4% increase in selling prices. Again, increased prices can oftentimes be attributed to lower inventory. More competition between buyers usually results in more competitive prices.
